Uxbridge ,Ontario - "New" Home Search Options Are Now Available

You now have two options to search for your dream home, in addition to the interactive map search, you can now search by Region, Township, Vicinity

Recently the Toronto Real Estate Board Changed the districts for listing homes for sale from the old number system to a more user friendly Region, Community, Vicinity model ie: Uxbridge used to be N16 and it is now Rural Uxbridge and Uxbridge.

Two Options For Searching

Both options involve mapping technology that can be rather slow to download with out a high speed connection so please be patient.

The Iteractive Map Search

In the map search version you can use the options to narrow your search to a certain price range,  you can pick a community from the drop down box, hit go and you're there. If you are a mouse oriented person just use the zoom function to zoom out or in and you can drag the map or center it with your mouse.

To view a particular property you can click on the icon on the map or the address in list of properties below the map to get basic details and links to more details, photos, virtual tours and more

The Drill Down Search

 Starting on the main page for this type of search you can select one of the 5 regions to search by clicking on the map or the text link for the region you wish to search which will take you to an enlarge map of that region.

Here is where you select which communities you want to search through. Communities are selected by clicking on the outlined areas (in Uxbridge to view all properties there are two sections to click Rural Uxbridge and Uxbridge). Some communities may need you to zoom in or move the map around. If you have difficulty finding a certain community try looking for it in the "Communities" drop down list below. Once you have selected all the communities you are interested in click on "Search Listings" or add additional criteria such as price range using the form provided below the map.

July has been a busy month so far with more buyers taking advantage of the great weather and they are out looking at homes in person and spending less time looking on the web.

There are currently 139 properties on the market in Uxbridge and it's Hamlets of Coppins Corners, Goodwood, Leaskdale, Sandford, Udora, and Zephyr,  ranging in price from $149,000  to $4,900,000

The Average Selling Price for homes in the GTA $464,277  .....  UP 9.6 percent over the same period last year

Over all sales numbers UP 35% over the same period as last year with 3609 existing home sales in the first two weeks of  July

Our Friend Is No More

Local residents are being warned to watch out for their pets and livestock by a Udora resident who had an Alpaca destroyed by a bear or cougar.

Living in the country there is always the chance of seeing a wide variety of animals. Some are domesticated like the Llama and Alpaca pictured here or our neighbours horse. We are also blessed with all kinds of wild animals who we occasionally see such as deer, rabbits, raccoons and skunks.

There are also other wild animals that you occasionally hear of someone seeing such as a resident Black Bear that is usually spotted at least once a year cleaning out someones bird feeder or Garbage can. 

Up until now that has been the extent of what we have heard about. This past weekend that all changed as the friendly little brown Alpaca in the picture was attacked and killed by possibly a bear or cougar.

Once a playful critter in our neighbours yard our little friend, who has been a joy for us, our Grandchildren and our visitors, will be sadly missed

Buyers Report 2011-07 Mid Month

Buyer activity, what buyers are looking at, is reflecting the lower number of high end buyers (over$1,000,000) looking so far this month compared to all of July 2010. Perhaps a better figure to compare this month would be the median which is up slightly over 10% when compared to July of 2010 and is also up over June of 2011

The two graphs below represent the average and median price range of homes that potential buyers are looking at on one of my web sites.

You will notice that the average and the median list prices are much closer together this month.
This reflect the lower number of high end (over $1,000,000) buyers looking compared to all of July 2011

To Can Or Not To Can? - Why I Now Freeze My Applesauce

Brought to the top of the memory banks by Tammy Emineth's post on It's a Canning Day - Can Do and Did.

In our house we love applesauce, with pork roasts, pork chops, in baking, on toast with cinnamon sprinkled on top and numerous other ways. Needless to say we regularly consume applesauce, enough that I felt I could save money by canning some of my own.

Some years ago I bought a very large quantity of apples which I turnd into applesauce, and put down in the basement in mason jars ..... several weeks later we heard breaking glass in the basement and thought we had somehow let a critter into the house or worse yet someone was breaking in ..... upon cautiously entering the basement we looked every where but could not see a thing ,,,,. suddenly there it was again we followed the source of the sound and discovered applesauce everywhere ..... the applesauce had fermented and the jars were exploding .....

Now you know ..... Why I Now Freeze My Applesauce.
